A. Procedure adopted in cases the plot area is up to 500 Sqm

Party applied with building plan drawing, land records and other details for approval of building plan. Site inspection carried out by the staff of building cell and there after structural details are scrutinized simultaneously with all necessary parameter as per Building Bye-Laws/Master Plan on clearance of Planning Permission with reference to Master Plan for Port Blair Planning Area. The approval is accorded after remittance of building permit fee, planning permission fee and 1% Labour Cess of the estimated cost of the building and other dues if any. On completing of the building the party applied for completion certificate /occupancy certificate and the same is issued if the building conforms approved as given by PBMC and NOC obtained from fire department.

B. Procedure adopted in cases the plot area is above 500 Sqm and falls under Continuous Building Zone, Heritage Zone,Public &Semi Public Zone

Procedure adopted in case the plot area is above 500 Sqm and falls under Continuous Building Zone, Heritage Zone, Public & Semi Public Zone the case is directly forwarded to Town & Country Planner, APWD to get Planning Commission approval, the remaining procedures are accepted as stated above.

C. Procedure adopted in cases the plot falls within the vicinity of Port Blair Airfield

In case the plot falls within the vicinity of Port Blair Airfield, the case is directly forwarded to A&N Command to get NOC in respect of height clearance of the proposed building. After getting NOC again case was forwarded to Town & Country Planner, APWD to get Planning Permission approval. The remaining procedures are accepted as stated above.
